In the Görukle neighborhood of Nilüfer district in Bursa, the Bursa Metropolitan Municipality is introducing a new fruit and vegetable market that meets European standards with its innovative architectural design.

Due to the inadequacy of the current Bursa market’s location in the city center to respond effectively to the growing city and the need to increase its capacity, the new market is being positioned along the newly constructed Izmir ring road, allowing it to serve Bursa and surrounding provinces more efficiently.

Marketplaces, where humans have been trading in open spaces since the beginning of production, have now evolved into hygienic environments within closed spaces. Bursa, following the European norms of the last century, is set to have a market hall meeting European standards.

With a total area of 200,000 square meters, the new market will have a total closed area of 44,400 square meters, divided into 22,000 square meters for shopping, 20,000 square meters for commission merchant shops, and 2,400 square meters for management, restaurants, offices, and a hotel. Additionally, there will be 158,600 square meters of open space for unloading trucks, crate storage, parking, entrances, roads, and green areas.

By bringing producers, wholesalers, and retailers together in a shared indoor space, the aim is to provide consumers with access to quality and economical products. The convergence of supply and demand in the same space allows for a more transparent market, optimizing the product’s market value.

In recent years, efforts by hyper and supermarkets to establish a monopoly have prompted municipalities to enhance the comprehensive nature of large markets for consumer protection and access to hygienic and economical products. It is essential for large cities to take responsibility for meeting the basic food needs of the population by ensuring the availability of economically and healthily controlled products.

The existing market currently handles an average of 35 to 50 tons of goods per day with 60 commission merchant shops. The new market building is designed to accommodate a capacity of 150 commission merchant shops.

The architectural concept of the new market building has been formulated by evaluating the conditions of the land location and maintaining its functional integrity. The shopping area, defined by a fluid elliptical form, is surrounded by commission merchant shops under a steel vaulted roof, reminiscent of our historical covered bazaars, providing a controlled and healthy shopping environment.

The shopping area, naturally ventilated, directs the flow without creating directional confusion, allowing the retailer to display all products. Separate entrances have been designated for truck and retailer access, ensuring the control of vehicle traffic and associated chaos.

Commission merchant discounts are conducted externally on the façade of the market building, while the actual shopping transactions take place within the interior space. The architectural positioning of the management building dominates the visual aspect of the entire area.

The open spaces are divided into two directions – one for weighing and controlling all incoming goods, including truck parking, crate storage, cold storage, and technical services, and the other for retailer entrance/exit and parking.

Surrounded by greenery, the entire market area is designed to preserve the integrity of nature. The new market, equipped with service units such as a bakery, post office, market, hotel, and restaurant, along with sports areas and a gas station, has the potential to become a central hub where all food products can coexist.

The requirements of this 50.000m² wholesale market facility called for orchestrating the continuous movement of vehicles, produce, waste, and 5000 daily visitors.

The municipality of Bursa required a new, modern facility for the wholesale trade of fruits and vegetables. The building consolidates these commercial activities, providing the city with a centralized control point from which to monitor the Bursa’s food supply.
